Our process for taking your custom project from an idea to reality is unlike any you’ll find in North Idaho. Since 1994, we’ve developed and continue to optimize a highly systemized, yet personalized approach to every aspect of the building process. This approach ensures that from lot analysis to design, through selections, and on to construction, you’ll find the building experience as rewarding as the final product.

We want to include you in the journey as much as you desire. And, because goals vary from one client to another, we make it a priority to understand your goals before moving forward with any building project. Our job is to listen to your goals and align them with what you value. Along the way, we’ll educate you about the choices available within your budget. You have many options. Our job is to understand what matters most to you.

We have a process in place that shatters the illusion that the lowest price is the best choice. By asking, “What are we getting?” and, more importantly, “What are we NOT getting?”, we are able to provide estimates that accurately reflect the work that will be accomplished. We'll work closely with you and your architect to ensure the design meets your desires while staying within your anticipated budget.

  • TOUR

When it comes to the quality of our homes and commercial buildings, we believe they speak for themselves. We would be honored to give you a tour of our projects. We encourage you to put on your blinders when it comes to the bling and really look at how they are put together. From foundation to finish, there’s a difference that’s palpable.

We are committed to following through on what is promised, and to maintaining integrity, truthfulness and respect in all our dealings with clients, suppliers and subcontractors. When we have the initial pleasure of meeting you, we will provide you with a portfolio filled with letters of reference from clients, subcontractors, etc. We invite you to speak with any of them.

Once the design and estimate are approved, we’re ready to begin. Whether you live around the block or several states away, we’ll continue to provide the education you deserve to make informed choices. We’ll even produce drawings, build mockups… whatever it takes to ensure selecting Edwards Smith Construction is just the first in a long line of smart decisions.

Recognizing and acting on opportunities for cost savings is a fundamental part of our decision-making and performance throughout the project. We manage your resources as if they were our own. This commitment to act in your best interest ensures superior quality for the best value.

We’re pleased to announce that Andy Smith is the first and currently only builder in North Idaho to be designated a PHIUS (Passive House Institute US) Certified BuilderSM. Structures constructed to meet the Passive House Building Energy Standard are ultra-efficient and characterized by superior indoor air quality, thermal comfort and durability. If your goal is a carbon-neutral lifestyle, Edwards Smith Construction can help you get there.

At Edwards Smith Construction, artistry and attention to detail are the hallmarks of our success. It's evident in every facet of your project - from what you see to, perhaps more importantly, what you don't.

Our team is headed by Jim Edwards who started the company in 1994 and Andy Smith who joined in 1997 and became a partner in 2008. Both are extremely hands-on leaders who limit the number of projects we accept each year so each gets the time, attention and expertise it deserves.

Jim and Andy’s combined experience (over 60 years) in residential and commercial building and remodeling provides the added assurance that Edwards Smith Construction has the experience to deal with and resolve any complexities your project may entail.

Andy Smith, PHIUS Certified BuilderSM

Entered the construction industry in 1990 as a framer. In 1995, Andy went into business as a framing contractor, where he was then hired by Edwards Construction, Inc. and framed multiple projects. By 1998, not only was he acting as the framing contractor, he was taking on superintendent roles for Edwards Construction, eventually merging companies in 2008, to become Edwards Smith Construction, LLC.

“Authenticity,” according to Andy, “is what matters. In a world where truth and honesty are becoming harder to find, being real, being authentic defines Edwards Smith. We’re the real deal. We tell the truth and work hard. We do what we say we’re going to do.”

Edwards Smith has an extensive portfolio featuring remodeling, residential and commercial work. Photos from a few of our projects are provided below.

"The quality of the construction is superior and the spirit in which your team helped us build our dream home was truly heartwarming. The way you organized the entire project from the first survey stake to when you handed us the key to the front door was so well done that the project never gave us one moment of concern but instead was an absolute joy."

    Jack and Camie Beebe

"When I decided to build my office on the water at Riverstone, I solicited bids. I made the right choice when I selected Edwards Smith. They weren't the lowest bidder... they were the best! On a daily basis, I share my gratitude for their excellent work and diligent follow through."
