Where do you build?

We build throughout northern Idaho and eastern Washington, including Kootenai and Spokane counties. Our portfolio showcases lake and riverfront homes, as well as residences and commercial projects in Black Rock, Gozzer Ranch, Liberty Lake, Riverstone, Rock Creek Ridge and Syringa Heights to name a few.

Do you have plans we can look at?

We are a true custom builder. Every home is as unique as the individuals who occupy them. We work closely with a number of architects in the community and beyond and are pleased to provide recommendations based on your goals.

I have acreage that needs to be improved before I can build my home. Can you help with that?

Definitely. Most parcels that are not in a residential community require site development, such as the addition of roads, septic systems and utilities. Approximately 80 percent of our projects require these services and you will find we are well-versed in these areas.

Do you help with site selection?

Yes, we offer pre-construction services that include, among other things, preliminary analysis of construction costs to build on one site versus another prior to purchase.

Are you able to build a passive home?

Yes, a passive home is one of the options we offer. We are the only builder in northern Idaho designated a PHIUS (Passive House Institute US) Certified BuilderSM. Among other benefits, these extremely comfortable homes keep temperature variations in check and provide superb air quality. We are pleased to offer this building knowledge, capability and experience to our community.

Do you handle remodels?

We have been involved with a number of extensive remodels over the years and, as our schedule permits, welcome the opportunity. At this time, we are not taking on smaller projects, such as kitchen and bathroom remodels.

Do you offer commercial construction services?

Yes, we do. We are not the right builder for every commercial client, but those seeking a truly unique structure, typically involving high-end customization while ensuring quality performance and function, often turn to Edwards Smith Construction.

How long does it take to build a home?

The timeline varies based on the complexity of your project. In general, design work can take anywhere from 4 to 8 months; it can take another 4 to 12 weeks for permitting and then 10 to 18 months for the actual build.
